Unique and inviting. This is the only air conditioned palapa style guesthouse on swimmable beach on the island. Our villa is located about 7-8 minutes by taxi outside of town on a peninsula with a lagoon on one side and a beach on the other side of the main house.
The luxury of the beachside palapa is A/C with 22′ ceiling, king size bed, fully equipped kitchenette, Mexican artwork, and a furnished patio with hammocks overlooking the swimming beach with a heated saltwater pool and Cancun as the background. We feel the best way to see Cancun is from here. All guests have good FREE internet access.
The unit is air conditioned with wireless internet and beautifully appointed with sitting/dining areas, efficiency kitchen, ceiling fan, patio and chairs In addition, the palapa has hammocks on the patios. There is an outdoor shower for that refreshing rinse when coming off the beach or going in the pool and of course cooling off while you sunbathe.

1800 thread Linens & bath towels (NO beach towels), kitchennetter with marble countertops, includes purified water, blender, toaster oven, coffee maker, refrigerator, pots, pans, utensils. On the beach, a private palapa roof shade with tables and lounge chairs. AC & parking off street.
Activities :-
Swimming, diving, fishing, snorkeling, dancing, private sunbathing and excellent restaurants. A short walk on the beach to the turtle farm. A special feature of the property is the beach from which daily sunsets are breathtakingly beautiful.

High Season & Regular Season 50% deposit required to confirm reservation. Remaining 50% to be collected within 30 days before arrival date. We take credit & debit cards via PayPal.
A sixty (60) day notice is required for cancellations. Cancellations that are more than sixty (60) days prior to arrival date will result in a refund of monies collected less 30% handling fee. Cancellations or changes that result in a shortened stay, that are made within sixty (60) days of the arrival date, forfeit the advance payment with no refunds of monies paid. Early departure does not warrant any refund of monies paid. Any reservation that is between December 20 and January 3 requires a ninety (90) day notice to cancel in order to obtain the refund of the advance payment less 30% handling fee. Cancellations that are made within ninety (90) days of the arrival date, forfeit the advance payment with no refunds of monies paid.
Reschedule Policy :- When cancelling with a sixty (60) day notice. The deposit provided will be kept in an escrow account that can be used towards a new reservation made within 6 months from cancelling and completing travel within a year. Reservations not rescheduled within 6 months will forfeit all funds.
